Residential BER Certs

From the 1st of January 2009 BER Certs will be required for any existing building offered for sale or rent. There is a maximum fine of up to €5,000 for not having a BER cert when required.

What do you get with FER?

Along with the BER Cert, we will provide you with an advisory report which will outline the recommendation on how to improve your home. You will be notified the Energy Rating on your properties and advised if any minor upgrade works can be made prior to issue any BER Certificates.

How do we do it?

Our qualified assessors will carry out a detail survey of each dwelling and the information will be processed back at our offices. The BER assessment are considered base on the following:

• Dimensions of the building
• Building area and volume
• Ventilation system
• Specification on the building elements (i.e. floor, roof, walls, etc.)
• Windows, doors and roof lights spec
• If the building draught-stripped
• Primary and secondary heating system (i.e. boiler efficiency, etc.)
• Water heating system
• Distribution system losses and gains
• Heating control system and their responsiveness
• Energy Requirements
• Lighting and Internal gains
• Type of fuel used
• Thermal mass of the building
• Energy Requirements

Flynn's Energy Ratings will provide assistance to homeowners; landlords and developers by way of helping them apply for and receive grants towards the costs of implementing upgrade measures.
