Provisional BER Cert

A Provisional BER Cert can be completed when using initial construction drawings (before dwelling is constructed). This Provisional Cert is only valid for a maximum of 2 years while the dwelling is being constructed. If the dwelling has not been completed within this period, a further Provisional Cert will be required.

A complete BER Cert can be only be completed when the dwelling has been completed to the specification given with the initial drawings. If any changes or improvements have been made, this must be included in a new specification sheet and the builder/client must sign a declaration of conformance that the dwelling has been built in accordance with the Building Regulations or a new specification sheet if better quality materials were used.

How is a BER Cert calculated?

The calculation is based on the energy balance, taking into account a range of factors that contribute to annual energy usage:

  • Size, geometry and exposure of the dwelling.
  • Material used for construction of the dwelling.
  • Thermal insulation of the different elements of the building fabric.
  • Ventilation characteristics of the dwelling and ventilation equipment.
  • Efficiency, responsiveness and control characteristics of the heating system(s).
  • Solar gains through glazed openings of the dwelling.
  • Thermal storage (mass) capacity of the dwelling.
  • The fuel used to provide space and water heating, ventilation and lighting.
  • Renewable and alternative energy generating technologies incorporated into the dwelling

Our Specification will involve assessing all the building elements in the construction of your property and providing advice and recommendations on the following:

  • Calculating thermal resistance and U-values on the insulation used on floor, roof and walls

  • Windows, doors & Roof lights, etc.
  • Lighting
  • Air Tightness
  • Primary and secondary heating systems (i.e. boiler, fuel used, etc.)
